Chateau Lake San Marcos Homeowners Association takes community safety seriously. While our community is gated with vehicular gates, we also contract with Lake San Marcos Security Patrol. Lake San Marcos Security Patrol performs frequent patrols of the residential buildings and exterior common areas to ensure community safety. As a member and resident of The Chateau, you are automatically a member of Lake San Marcos Security Patrol and entitled to the benefits, which include daily wellness check calls, in unit assistance for urgent or emergency needs, and a phone dialer service to call for assistance (equipment fee applies).

Entry Gates:
Front gates are controlled entry for all vehicles. Each resident is provided a gate remote (deposit required) that will open the gates. Entry codes are also available for residents to provide to family or other guests for gate entry. All other visitors may use the gate entry panel to call for entry.

Speed Limit is a maximum of 10 MPH while on the property. All drivers, including golf carts, must be licensed and all vehicles properly registered and insured to be parked or operated within the community.

Automated Building Door Access:
All building entry doors are controlled by an automated locking system.  Building doors automatically lock every night at 9pm and unlock each morning at 6am.  For after hours building access, each resident is provided a special key FOB (deposit required) that will open the doors to their building.

Fire Protection Systems:
All buildings within the community are protected by an extensive fire protection system. This includes fire sprinklers in all common areas and condominiums, smoke detectors in common areas, automatic fire doors, and sirens in all areas including condominiums. The local fire department is automatically dispatched immediately when a fire alarm is triggered. All building alarms are tested monthly and inspected annually by the state for certification.

Each residential unit should always be equipped with a smoke detector and CO detector.
