Maintenance & Housekeeping

General Description:
The main duty of the Maintenance staff is upkeep of the common area. However, as time permits, they also perform handyman-type services for individual residents for a small hourly rate. Our Gate Attendants are trained to handle after-hours emergency maintenance needs.

Heating & Air Conditioning:
Each multi-storied building is equipped with a central system which provides heat and hot water. Individual condominiums have their own air-conditioning units and the thermostat controls both heating and air conditioning. Maintenance staff can provide operating instructions.

Housekeeping:
The basic cleaning includes the kitchen, bathrooms, changing and laundering bed and bath linens, light dusting, vacuuming and sweeping of floors. Each one-bedroom condominium receives approximately one hour of service and each two-bedroom, approximately one-and-a-half hours every alternate week. The Director of Maintenance will notify you of your schedule.

Keys:
Individual condominium keys that are part of the original master key system also allow entry to the main external doors of the specific residential building and to the pool area. If your lock has been changed, you may need to have a separate key for this access. Arrangements for re-keying of locks or duplication of keys may be made by completing a Maintenance Request (see ancillary fee schedule for charges). For emergency purposes, duplicate keys for each unit are kept in a locked cabinet in the Assisted Living Center and Administration office.

Keys are never given to anyone except the owner. The Association cannot provide entry to an individual condominium for any staff or service provider, without prior written permission. Please complete an Entry Authorization Waiver available from the Administrative office.

Landscaping:
Exterior landscaping is the responsibility of the Association and any questions or requests should be addressed to the Director of Maintenance.

Laundry:
A mesh bag will be provided for your bed and bath linen, which is sent every alternate week to a local laundry and returned to you a few days later. This is a fluff and fold service. Laundering of personal items is also available for an additional charge. These items should be placed in a separate bag and on a separate laundry list.

Move Ins/Outs:
If you are planning to move, or to have large items of furniture delivered, please contact the Administrative office in advance so that our Maintenance staff can arrange to have the elevators padded.

Pest Control:
The Association is responsible for pest control of interior and exterior common areas. If you wish to schedule limited pest control services for your own unit, please contact Maintenance.

 

 

 

Window Cleaning:
Cleaning of exterior and common area windows is included in maintenance services provided by the Association. Residents will be notified in advance of scheduled service.
